Crystal Window & Door Systems recently provided 1,247 new replacement windows and glass doors for two St. Louis, MO, multifamily properties serving senior and disabled residents. Winter Garden Apartments at 5708 Kingsbury Place and Park Place Apartments at 4399 Forest Park Avenue were acquired in recent years by developer Related Companies of New York, NY, which then invested several million dollars in building and façade improvements. Most of the windows were from the Crystal MAGNUS commercial uPVC vinyl lines. Crystal MAGNUS commercial vinyl products feature the thermal efficiency of vinyl and the strength and structural performance equal to traditional aluminum frame windows.

Products and glazing provided
For Winter Garden Apartments, Crystal supplied 345 MAGNUS commercial vinyl uPVC Series 700 single-hung windows. Configured in both single and twin units, this window features a 3-¼-inch multi-chamber frame, with interlocking reinforced sashes, heavy-duty weatherstripping, optional window opening control devices (WOCDs) and an easy-lift balance system. The windows were finished in two-tone color, with black exterior in Renolit foil and extruded white interior. These windows as specified achieve a U-value of 0.29 and the single units are rated R-PG65.
Crystal also supplied 48 Series 1240 aluminum two-panel sliding patio doors for Winter Garden Apartments, with standard AAMA 2604 bronze powder coat finish. This patio door features a 4-½-inch frame with an AAMA rating of LC-PG45, a stainless steel roller track, and an extruded frame screen.
For Park Place Apartments, Crystal supplied 766 MAGNUS commercial vinyl uPVC Series 4500 in-swing casement and fixed windows. The vast majority of windows were configured as a casement window flanked by a fixed window in a common master frame. These durable windows were specified for this project with a 2-⅜-inch multi-chamber frame, and the casements feature multi-point locks, sash perimeter compression seals, top quality hardware, and WOCDs. As specified, the windows achieve a structural rating up to CW-PG95 and a U-value of 0.29. The windows were also finished in two-tone color, with black exterior in Renolit foil and extruded white interior.
Crystal also provided for Park Place Apartments 88 Series 2300 aluminum two-lite sliding windows, combined in pairs to span very large openings, some as large as 98-½-inch wide and 46-½-inch tall. The Crystal Series 2300 features a 3-¼-inch frame, an AAMA CW-PG50 rating, corrosion-resistant brass rollers for effortless operation, and a sloped sill for easy rain drainage. The sliding windows were finished in environmentally sustainable AAMA 2604 black powder coat paint inside and out. Crystal supplied matching aluminum mullions and head expanders to facilitate installation.
All glazing for both projects were dual-pane insulated glass units (IGUs) with Vitro Solarban 60 low-E coating, Intercept spacers, and Argon gas filling. The MAGNUS uPVC Series 700 and Series 4500 windows and the Series 1240 aluminum patio door used 1-inch IGUs; the Series 2300 aluminum sliding windows used ⅞-inch IGUs. Tempered glass was specified for the sliding doors and for select windows where appropriate.
